Being born & bred in Nor Cal, it's comfortable to be within 2-4 hours of whatever I'm looking at.  

Here in So Cal it's a new ball game and we are getting things fine tuned.

I'm looking at a SF in a stable neighborhood - lets cal it class A.

In So CAL, it is not common to supply the fridge unless in a high end where built-in units are and thus, for the standard flips, it is a 3 item package (Oven/range slide in, micro, dishwasher).

Basically it does not matter when you purchased in So Cal it would have on average produced better ROI than the average Cleveland property.  

A nice well below market sum of cash each month and cal it a day, and you both win.Honestly, I would think twice about moving in with someone I wasnt married to unless you are all but certain you are getting married.  

However, there are a very small amount of duplexes in so cal.

In So Cal it's 45-60 days. 

He said in So Cal it's done very well for him despite being so rudimentary.I've also heard you can just ask the seller for what needs fixing and ballpark the rehab as light/medium/heavy.

I guess I'm just biased, I've seen hundreds, thousands of people generate wealth in So Cal.
