I've done some negotiation with the seller already and we've agreed on the broad terms of the deal.

New to investing in the area and have been seeing a lot of posts from these guys but not sure if they’re reputable or not

Does anyone have experience?

I’m looking to hear from anyone with recent experience with either laundry platform, and why they went with whichever platform.

It would just need to be a situation where they have great contact with the person doing that managing of the project (I.e. have known the person for years, great reputation, person has experience in flipping etc.).

@Felicia Vinces it sounds like you missed our Year End Live show and Podcast of "Real Estate Notes Show' where 2 15 year experience note investors break down what makes a note valuable.  

So it's very easy to criticize these markets if you've never been here or really know anything about the area and are just making broad, sweeping generalizations, but if you have a strong team on the ground who can help you buy in the right neighborhoods and maximize your returns, you can do very well in this market, and I'm sure Detroit as well.I had a buyer who bought a duplex in Cleveland for 85k last year.  

Minimum $250K loan amount to $2M. 25% down with 720 and above middle mortgage FICO score up to $1.5M. investors need to have experience. 

I did have experience operating LTR's to bring to the table, but even if you don't, it's not that much more complex.
