So when I'm reviewing screening reports for my rentals, I like to find out the story behind an eviction - I've had good tenants with evictions on their records who never bothered to expunge their eviction from the record when they had a prior vindictive landlord (yes, such landlords do exist and give the rest of us a bad name). 

Just non-renew with 30 days or 60 days whatever your city asks... why do you bother to reason with unreasonable people?

No offense but you'll never convince them and I wouldn't bother trying.

The ones that truly understand it often don't want to be bothered, so, slightly back to one, are assuming that any outreach is bad news, otherwise, let it go.Everyone's preferences are different, but I found sending out a semi-generic email with a link to schedule time with me was the best way to reach the most people, and people that wanted to talk without making them assume something bad was happening.  

c) how can I get better at marketing (in general) & marketing for Sellers any suggestions would be helpful.The current changes in CL doesn't really bother me to much, I just want to know if I'm waiting my time?

Does the mortgage bother you?

Some people with deep pockets are buying for appreciation and the negative cash flow doesn't bother them. 

Using automation can certainly help at scale for easy things, but if you have one STR and can't be bothered to respond promptly to your guest, I can guarantee this business will not go well for you.

If its single family I wouldnt bother with a manager but 2 or 3+ tenants in same building I would consider it depending on how hands off you want to be on the tenant issues and how handy you are

I had a huge opportunity fund earning nothing and my rates were above 6% and/or commercial loans that were callable, adjustable and bothering me every year for my financials.
