That’s a bold claim to make ON the forum run by his publisher.

I was lucky enough to find a property just a few blocks from my TK purchase that was in excellent condition, fully tenanted with two units, passed the inspection with flying colors and is grossing close to the 2% rule.

Will put grey epoxy with "colored sprinkles" on the surface to help seal the concrete. 

I didn't hear this from Buyers, but I personally am tired of seeing it.The previous 3 years we strictly did the grey/white, but now thats out least built color scheme.

I will also add that many independent travelers that do room rentals enjoy having their own fridge.To keep things kosher in shared spaces, my friend who runs PadSplit says every room comes with one colors or plates cups etc to ensure that guests are accountable for their own dishes.

I'm sitting in Omaha these days, but I’ve got a soft spot for these strategies because I’ve seen clients pivot from holding tight to their equity, to making bold moves that expanded their portfolios in ways they never imagined.

Color me greedy cuz I'm not about to give this up!!! 

I would add that you can go a long way just having some clean color schemes (two wall colors and one trim color will do almost any house) and a few tasteful accent pieces. 

The units all have tri-paint jobs with ceiling paint, a nice wall color and super-white glossy trim on everything else.
