They just plug you into the conveyor belt of webinars and canned training that doesn't take them any time to create, but also isn't tailored to your specific situation. 

You develop relationships with a handle of people that are creating notes and you help them recapitalize, it is like a conveyor belt of deals coming to you.  

Alan unpermitted non warranty work is how have the mid west rust belt gets their rehabs done.. just is what it is.. and some are not citizens and some are  Fair point, doesn't make it right though.

It isn't the full job, but it is a tool in the tool-belt. 

I started with them to learn the ropes then moved on to better brokers once I got some experience under my belt. 

But I get it in the lower value assets of the mid west and rust belt cities wholesalers dominate because they spend 100s of thousands in marketing for those type of assets..

In some parts of the sun belt, I have been told that you can collect far higher rents doing Section-8 than you can regular Tenants.

@Kaleb Johnson Depending on where you are upstate you are not too far from the rust belt where prices would be comparable to the Mid-West. 

We are considering pursuing a 4plex near N Belt W (161) and Frank Scott Parkway W.
