I haven’t gotten bids yet (build is too far away), but I’m hoping to keep it under $300K by subbing out the work myself.I’m not a huge Dave Ramsey fan, but I do lean toward being conservative and avoiding too much debt.

My building is in a small community and unfortunately the other plow guys I contacted for bids would not agree to take the account away from their peer.

- You or the PMC can get 3 bids, but who is going to know how to accurately compare them and understand if something is missing - that will require more work+charges once the project has started (a standard tactic by many contractors!)?

People out here are bidding over asking price to cash flow 100 bucks a month on a 150k investment.

Is it wrong they tell the investors if asked to say they are "partners", or "contractors" just bidding the job? 

Once you do that get several bids...bids will vary considerably.  

You could also list low and if the demand is really there, could get bid up.

IF it was not on an auction site none of the information would be known unless you do your own research. they could say its a 3bed 2 bath home and you go buy and its burned down (seen that before). 100% is on the person bidding at auction.
