One major issue and they can be wiped out.

The house build  course is pretty straight forward  and walks you like a baby through  every step from finding the land and entitling it to building and selling.

In addition, a DIL does not automatically satisfy the underlying mortgage/DOT so if you accept a deed from the DIL grantee you may find a title insurer will require a release or sat of it before insuring.We have often used a “friendly” foreclosure instead of deed in lieu when we needed to “wipe out” liens junior to ours before taking property title.   

First unforeseen issues wipes out all cash flow and reserves.

I get that but when you have what could be wipe outs here It would not surprise me that lawyers will go after anyone and everyone who might have been a nexus for their clients to invest in this.

I would farm out my local friends/baby sisters to help do showings if a vacant unit arrises.

On the bright side I think many of the scammers that sell you on owning 1000 units are being wiped away and maybe that kind of an opportunity will come back. 

People like that are wiped when they get home and just want to sleep.
