The process is very involved as you'll have to navigate pre-construction activities that involve architectural plans and approval from the city and then the construction activities (Shovel to soil) take anywhere from 5-9 months depending on how much your building.

Architecture did a design and well respected contractor estimated the buildout of 4 plex would be an additional ~800k for total project cost of ~1M. it would be ~1.2M for the 7 plex.

My projected Occupancy rate during this high season July - September is around 81%- 93% this is more on the conservative side mainly because everyone near me are super hosts but the houses that have exactly same amenities, architecture and so on do on average a 95%-97% occupancy rate but they are super hosts have airbnb plus and so on so it'll take me some time to get there but I'll catch up soon.

Prairie School influences, Arts and Crafts smatterings, small foursquare homes, not exactly architecturally pure or even noteworthy places.I don't know if that's because of building characteristics in Indianapolis, if there were just a large number of these ugly little sub-1000 ft2 small single-family houses built in what are now the blighted areas of Indianapolis and can be had cheap, but what I do know is that they're not all that usual here in the same areas of Pittsburgh.
