I remember some of my staff trying to rent rooms and they would get 70 applications and interview potential roommates in person to see if it was a good fit.

Heck, my company added Equity Lines when I walked into three bank branches for an Equity Line for a pool and I couldn't find someone that knew how to take the application.

You should not accept this tenant citing "Wasting my time" on the application!

If you present the listing well, put it on multiple platforms and are asking a reasonable rent you will get plenty of interest and applications quickly. 

Of course, the one thing that I failed to address was the text question but that is applicable under TCPA as well.
