Your muscles will be sore every day, you will see people doing much better than you, and you will constantly fail.

I guess it just all depends on having a system in place to alleviate issues that will come down the road.

Property managers still have to be managed, so they don’t alleviate your interaction with your properties.  

I found that estopple certificates are great for alleviating this exact issue.

Logically, if you fall into any of these fields, get a property manager:Located far from your rentalAren't familiar with the laws in your stateDon't have a way to properly fill work ordersI prefer going with PM's because they alleviate the stress of dealing with the property itself, so that I have more time to focus on other things (like getting more properties!)

Not quite as good, but it alleviates most of the pain.

I maybe would do this to alleviate some of the financial burden put on the tenant in the application process.

Does refinancing can alleviate  your landlording headaches? 

It's a crappy situation, but by offering them a solution - even if it is on them - it somewhat alleviates the need to fell like you have to act and you have made an attempt to solve.  

A PM should be hired to alleviate the stress and responsibilities that come with being a landlord not with the idea solely on profit.
