I’ve reviewed a number of theses DST’s across numerous asset classes  and there performance /returns are generally fairly low and unimpressive. 

Stretch the terms or better still negotiating favorable terms with the seller could significantly ease the burden of acquiring the property.Private Investors: As of December, the stock/forex market are performing bullishly. 

He even agreed to selling me one of his since it’s already performing and ready to go.

I cannot comment on the performance of his fund though.

You want to make sure that the developer can perform and that the type of development proposed is needed in the market and that the neighbors don't oppose the project.
