It is not uncommon for auctions like this one to get rescheduled multiple times before ever actually making it to the courthouse steps. 

Since you want to aggressively invest in the near future, you will need cash and the 30 year option is the right one for you.

Need so much more info to actually be able to shop rates  :)  No points, 110k, SFR, regular purchase financing, the house is worth around 140k.
