What is the best real estate book out there that actually helped someone in real life?

I actually like them because the homeowners' association (HOA) usually covers most of the insurance, and there is very little maintenance required.

Need so much more info to actually be able to shop rates  :)  No points, 110k, SFR, regular purchase financing, the house is worth around 140k.

I looked at their books at that is their actual expenses at this point.

I was actually born in Hartford - would love to know how the market is over there!

(they're actually starting to slightly pickup).

Until we can actually close probably would be early next week earliest. 

It looks like "Good Egg" is simply an Entity that collates funds, and then invests those funds on your behalf with the actual sponsors/general partners that actually purchase the properties, get the loans, manage the properties and distribute the funds.

I have an idea of an initial investment and returns I would like to hit, but would love to speak with those of actual experience to see if my numbers are realistic.

Has anyone who invested in non performing notes at Prereo actually been paid after selling the property?
