I just cringe when I think of how these bad actors are probably really going after the Pace Morby tribe of newbies who would fall for this.

The note space is HEAVILY regulated since 2008 and continues to add further regulations which to me is a good thing as there are far too many bad actors in the space. 

So its not uncommon to have further regulations to ensure that the public is protected from bad actors..

Halloweens coming, get into some Halloween parades and put together candies in wrapper of "I buy homes, maybe your looking to sell, let's talk" and hand it out. 

However, I cannot personally call out specific bad actors. 

I am willing to go so far as to say they intentionally are seeking investment sources who don't have the means or sophistication to conduct appropriate diligence.Sadly social media has made it far easier for these bad actor capital raisers to get in front of their target audience with ease.
