An LLC is useful for two things: anonymity and legal protection.

Not ready to pull this trigger, but are we legally obligated to find a tenant or can we just tell them the offer has expired and that we are no longer seaking a tenant. 

Hi Krista, Yes you need a broker's license to legally manage property that you do not own in CO.

I'm not a lawyer and this isn't legal advice but I wholesale in 7 different markets and my LLC is just in one state and I haven't had any issues. 

The purchase contract makes the buyer legally responsible for the loan. 

Also the expenses should be reported to the business activity (the property) they legally are generated from; not necessarily the entity they are paid through. 

You don't actually own the property until the sale is ratified by the courts as a foreclosure is a legal process though you are generally responsible for the property taxes for the property from the moment you win.

I converted my RS3 zoning to a RT3.5 and converted my basement duplex into a separte legal apartment. i went from 2 legal units to 3. 

Until the lease ends and then the legal notice time in your market has passed.
