The ability to effectively self manage would depend on the scale you are trying to buy. 

Typically, with seller financing, you might not have the ability to refinance right away, but you can structure the deal with a balloon payment or other terms that allow for refinancing after a certain period.

Also, because you are at risk if the leasee fails to execute properly, you had best have a great lease and the ability to check on their performance.
