Not sure how far regionally they lend to but that is one in my area that will do investment property.

I moved many times during my Navy career to markets all over the US and even Toronto.

English is widely spoken in the Guanacaste region.

I use a regional bank and it seems like Stessa needs you to use a large national bank to not have consistent issues. 

Especially for the Southeast / Sunbelt region of the US.
