Plus for Bay area folks the fact that you can scoot over and meet them in person is a plus.Good company  and if anyone can make it work in todays market its them .. in my opinion and again I am an investor so take that with a grain of salt..Go meet with them.. do your due diligence and if you think its a fit jump aboard.

As for other amenities, some crowd-pleasers that won't break the bank are coffee maker + starter pack of pods, basic workout equipment (yoga mat, resistance bands), phone charging stations by the beds, and basic kitchen essentials like olive oil, salt/pepper, coffee filters, etc.

@Michael BertschAs a general rule, we only leave a fireplace functional unless it has a sealed, externally vented, gas insert ... and, even then we may disconnect it.Check with your insurance provider and see how unhappy a functional fireplace in a rental makes them.

This is only a guess, take it with a gain of salt. 

You may have some extra costs, like dumpster versus city trash collection or parking lot sealing and striping from time to time, and possibly different building standards if you are doing major renovations, but day in and day out they are very similar.  

Obviously I don't know your entire situation so take my thoughts with a grain of salt.

The list of property management suites at Capterra is a decent start, so long as you take their reviews with a grain of salt. 

If you get front loading units tell each tenant not to overload the washer because it will cause the seal to give and make the unit leak.

It is usually much easier to seal a existing door way then it is to move walls in my experience. 

I think new investors who post here and take all the feedback as a whole, with a grain of salt, can really put it into play in real life and then discuss with investors at meetups in their area to get over the hump.Yeah, we sure do get the fragile ones don't we...?
