I think Texas probably ranks up there because of wind and hail .. and really bad soils that wreck foundations..

Maybe they had to cut through clay soil versus loam, or tunnel under a driveway???

PS the foundation issues are caused by Yazoo clay.. in the newer homes the builder dig out a few feet and then rock up before foundation.. the old homes are just  laying on the existing soil ..

If some buyer comes up and wants a 7.5 to 8 cap I would tell them to pound sand. I

This was after the foundation was given the OK by 2 separate inspectors and occurred due to lack of support under the house, soft soil in Florida, and lack of gutters to disperse rain water from the foundation.

There's a lot of new developments in many areas to consider.If you're considering areas that are a bit further out from Downtown or Midtown such as Marietta, Brookhaven, Sandy Springs, Doraville, Decatur, Duluth, you may be able to find reasonably priced homes.

The soil or the hard surfaces should slope away from the building to a distance of at least six feet, to keep moisture away from the footings.

@Dina SchmidFoundation issues on a newer house could indicate an underlying soil issue.

@Rajagopalarao Paidi  some areas of the country it is perfectly normal for foundation issues given the soil types and building techniques of the time.
