I second the proposal to get @Brian Burke's book The Hands-Off Investor.

Realistically, there should be no benefit, and there are probably some disadvantages, of doing what you propose.

on your second question - you're proposing 100% financing. 

What you propose is certainly less risk than what I had envisioned. 

Was looking to save where possible in this market but the method I proposed is not worth the consequences. looks like 20% down it is!

Of course your participation in those tulip bulb type speculative frenzies isn’t guaranteed since the asset/product you are proposing DOES have real value.  

And you're proposing to pay the investor a "return" of 6.30%, how did you come up with that number?

@Dustin Sanders Unfortunately, I will be shocked if you find this.  20% down is hanging on by a thread based on where rates are at and the general anxiety over declining real estate values.  20% down is the minimum I'm seeing.
