I recently did a short term fix and flip loan investor to investor loan for 6 months @ 5 pts and 15% interest rate. 

This is a reason why I've been hesitant talking about this until after the election.

I hate to see you stretching into another rental with this one being so precarious. 

@Chandler Hall you didn't mention the biggest reason this may work - tenants changing/losing their phones, which causes them to lose their app passwords:(While this makes great logic on the tenant-side, don't see how it will work on the landlord-side?

But this is not as big of a deal for the Boston area as it would be for other markets.
