@Jeff Schechter thanks for sharing your insights about Indy, I've studied different metrics and I compared them to places like Jamaica queens where I own a SFH rental and have experienced the changes of the neighborhood myself,  Or places like Newark which is changing rapidly due to NYC crazy prices and proximity to Manhattan and I hope Indy could offer me some of that.

In the Vooden area, Queen street area you'll find those for 600k-700k and you'll get around $2800-$3200 a month rent and they pay their own utilities.

The queen will usually be in that clump.

There's REBNY's RLS, OneKey MLS (Long Island + Queens + Westchester + more northern parts), there's the Brooklyn MLS, Staten Island MLS, etc. 

It also runs through Buena Vista and Elizabeth Park which are both different universes compared to Germantown.
