My go-to response is always: Do you have a Move-In Inspection to document the home's condition beforehand?

Demand termination of the contract and transfer all documents, funds, keys, and anything else they have to you or the new PM no later than [DATE].

@Manoj Mathew Is this allowed in the PPM-legal documents that your funds can be used for different assets/projects than were defined? 

From the start we could tell she hadn't read any of the questions we carefully answered nor reviewed any of the sensitive documents we uploaded during onboarding.

In addition, we pull our own comps and use Lightning Docs to generate our loan documents.

I give these threats no thought because 1) my actions are appropriate 2) i document well 3) they have yet to follow through with any of these lawsuits 4) typically their ignorance is apparent in what they are threatening to sue for. 

@Matt Weddon, I try not to even think about those types of things UNLESS there is objective documentation or they admit to doing something specific.

Proof of funds would be a bank statement or some other document indicating the liquidity you have.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?
