It would be very easy for him to file a lawsuit and without a full and complete inventory of what you have, how do you refute the inevitable accusation that he had some prize art/antique/original Nintendo, or whatever in the mess?

As you so correctly point out there is a vast majority of investors that simply cant pull off a BRRRR and or should NEVER attempt it and if they want to buy investment properties in a market where the price points and cash flow day one are better than where they reside then picking a quality TK provider is one of the best ways to go about it.Engelo's bed side manner is not for everyone I have known him like I said for over a decade I met him on the Australian version of BP when he posted about buying the least expensive home in All of Australia and that was well documented in that country.

Find a spot in Sydney, it skyrocketed from low 100 to low 130 in house price in income ratio, heck all of Australia was sub 100 and now north of 120.The RTP over time will get wider, but in the short-term should tighten, but the premise of this is just wealth inequality.

When the cat leaves, the mice will play"As an out of state investor, the mice are always playing. It takes years and years to develop trustworthy relationships with feet on the ground.Even then, you will loose money just like we do to this day in Toledo to shady contractors, etc...And we have a whole team of people on the ground including myself and my co-founder.Granted, if you do it right you can find amazingly cheap deals, renovate and have immediate equity plus jaw dropping cashflow.I would advise moving to the market you are considering and getting your hands dirty for a few years.Easier said than done but if I moved from Sydney, Australia to Toledo, Ohio.Anyone can do the same lolWishing you much success
