You have to find the areas that are either zoned for Hotel and Resort or have NUCs (non-conforming use) certificates. 

By doing my homework, such as studying up on the Colorado contract and filling it out myself in advance of working with the attorney, asking questions of the attorney as a last resort after searching for information to the best of my ability, and clarifying my questions and sending any questions in an email, I was able to minimize time and pay less.

Do you have other collateral, such as another income property or your personal residence (last resort) your seller could record their lien against? 

Not saying this is the case, but since they are raising $ for other deals selling would probably be their last resort, especially when they show those fancy FB ads noting 32% historical return... 

But I am involved more in multifamily and hotel resort investing now.

Have they ever been to a public pool, or water park, or hot tub at a resort or gym? 

In California and Florida there are two State run plans of last resort (Cal Fair and Citizens respectively) for the otherwise uninsurable; properties that private companies have already deemed too risky and are effectively subsidized by taxpayers.

I’m over here on Big Island, up in the Kohala coast, and it offers some resort areas too on the sunny western side similar to Ko Olina on Oahu.So things to consider are:- Which Island- Your budget- Will you be financing or paying cash?  

I had this issue before, and I wish my agent told me to accept cashiers check instead of a personal check, and I had to resort to hiring a lawyer to scare the tenant with a letter from his office.
