Is there a gen guideline to get a maintenance/repair #?

Has any licensed agen/broker on BP ever converted a call from direct mail aimed toward buying a house, to a listing?

I'm a Gen Xer.

I suppose I could always have my fiancé's dad (a gen. contractor) with me at another walk-through...I'm thinking an increase of my EM only would be a good middle ground, but really that money's not any more at risk than before, so I'd have to hope the bank see it as seriousness.

When an agen hears from a potential buyer that they have a pre-approval letter in hand and (and am looking to buy and close within 60 days you will be taken much more seriously.
