Consider this: there are an estimated 10K homes in Pacific Palisades, at least half of which were destroyed. 25% were constructed during the 60-70's and +/- 75 TOTAL were built in the past FIVE years. 

Sad to hear that the FFN has destroyed Ron's reputation.

My excess cash flow per year is around $300k in cash, meaning theoretically I could do 6 deals, but in order to make that salary (HHI $722k) I need someone with the time to do the repairs and manage the tenants.

I think hard money lender to take this risk cannot legally charge appropriately which means the law is working against you (the law meant to protect owner occupied owners from unfair loans).I agree with @Jay Hinrichs that your best option likely is to sell on the mls.  

I would assume any halfway intelligent human being would understand we mean "shut and lock" but maybe I assume too much. 

When you say multi family properties do you mean 2-4 units or larger apt complexes? 

Hellen, do you mean you want your Realtor to market in other states for your listing in SWFL? 

When you say as long as its not directly in flight path, meaning - when plane flies over the house?
