That is what will keep long term loyalty and commitment. 

And as  listing Broker/ Agent we have 0 duty to a buyer, ZERO, our loyalty is by law to the seller.

What digging I've done has been in valuing professional services practices (same issue: owner does the "labor", has client loyalty, etc.) as well as medical practices (patients loyal to a doctor more than a physical address).  

But we do our best to rectify them and many times eat the costs of doing so…Just stay the bloody course.But “No” and I end up being the bad guy because I’m not David Copperfield and can turn 1 property into 10 overnight with a monthly Cashflow of $10,000…Cheers to another 7 years and thanks for your loyalty 👍

If your loyalty means something and brings you satisfaction, maybe partner with the current owner for a portion of ownership in the team. 

But I'm sure they'd appreciate it and it may build some loyalty moving forward.  

If all that you are worried about is money than you will never build relationships nor will you gain loyalty.

I don't care about that, but her loyalty is questioned at this point a bit. 

If you go direct to a lisitng agent, who is their loyalty too?

If you're someone that brings value to to the table, it should be a no brainer for loyalty given you're working with a decent human.
