Even if I split that with him to get him paid back sooner, it would take years and we wouldn't have much of a kitty should we have any unforseen expenses.  

So i get a text from my newer upper tenant, she explaines her daughter Flushed a "toy" down the toliet, and its plugged.....after replacing the toliet, and bringing the plugged one home, i got out the hose, and a fishtape and recovered a 4 yr olds hello kitty!

Talk to him and see if the two of you can partner on a deal, you'll put in some money (PLEASE not all your money ... if you have $10k in cash, invest $5k to start ... don't just blow out your kitty on the first attempt) and you'll get whatever percentage of the profit that works out to as a ratio of the invested capital.This will give you some experience.  

@Chad Castanino Welcome.You should save everything you can (Cash is King).Concentrate on all the information that's on your radar for your niche (i.e. if you're going to do Flips, focus on flips and the paperwork for them, you can do Auctions, Multi families, etc later).And don't forget "all that glitters is not gold" (only about half the information here is accurate;-(
