Buildium does offer the ability to interface with Quickbooks through API and offers custom buildouts.

I don't like their reporting, their website, their interface, pretty much everything.

This PM LLC doesn’t hold any assets and it’s doing all the interfacing with the public, vendors, contractors, tenants, etc.

Hello, my friend, hemlane is good, but you could also try avail, it has a lot of features as well and, as for me, it's a simpler interface.

The problem is it sucks, it barely works, it's surprisingly unintuitive for something so simple, and barely any guests actually use it.Which is kind of the same reason we're not discussing this on Google+ while wearing our Google glasses and talking about which version of Google Stadia is best to put into our homes as we communicate with our cleaners through Google Hangouts.While google obviously has a few big hits like Maps/Flights/Gmail, the majority of google releases follow the same pattern of great technology, horrible interface, no marketing, and eventual abandonment by Google. 

No renovations, no interfacing with public, contractors, vendors, tenants, property management, etc.

Both of the others seem to interface with other systems a bit better, but it also seems like a crapps shoot - like I should just pick one and go with it.

Kind of clunky trying to enter the data directly into the sheet so trying to figure out a better interface.

My PM uses streamline for owner’s portal and OTA interface.  

The software interface isn't terribly efficient, but it performs its functions just fine)That said, I think there are some locks that have a wifi function and no fee, BUT they require interfacing with a smart hub - and the cost of setting that up combined with the amount of tech knowledge needed/potential for things to go wrong made me give them a pass.
