@Michael Houston  In Duluth, most rental properties that get listed on the MLS make note of an active rental license for the property.

If you're looking for a mix of appreciation and cash flow, Dallas/Fort Worth, Houston, and Huntsville could also be great options.Have you thought about what type of investment strategy fits your goals—long-term rentals, turnkey investing, or something else?

For example in a hot area of Houston I have a 30 unit. 20 of them are in a courtyard and 10 face the street.

I could also add there is often construction in central Houston and it does cause unforseen issues.
