it's just a longer time horizon. reality as well if your wanting to be able to live off of real estate rental income you need a ton of RE unless your paying cash for everything and when you own a ton of RE rentals your simply trading one job for another..

I want to invest with a 10-yr horizon in mind, understanding holding an asset that appreciates, while someone else pays down your mortgage, but that is if you at least break even!

There should be a longer time horizon of following potential GPs.  

My smart friends seem to think that basement dwellings being tested for radon is next on the horizon.

Generally the time horizons are longer and you need deeper pockets.If you have already had some success in SF rehab, moving to apartments is not as different as moving to development.
