Hi Tio, I don't think hiring a professional designer is wise as it will cut into your margins and sounds like you have a tight budget. 

As the state capital, it boasts a strong government and military presence, supported by the nearby Air Force Base.

So, perhaps hiring a couple day laborers to help them move or even paying the 1st months rent on a storage unit would be better.

If being an active investor was as easy as identifying these items you listed and hiring decent providers (contractors, agents, lawyers, etc) wouldn't everyone with some money be making money investing?

Currently I am working in partnership on a luxury Air Bnb property in the Philippines to familiarize myself in short-term rentals.I live in Cerritos, CA and am looking to invest into a multi-family home to house-hack in Orange County, CA to get started.I will need a residential agent and possibly a contractor.I look forward to learning and hopefully working with you all!
