We've used LLCs by going to sunbiz.org, setting up the LLC, and then heading over to IRS.gov to get the EIN (Tax ID) number.

I find it difficult to wrap my head around, and I'm looking for a better solution. 

Together we make about 120k-ish and as were doing this, were actively paying down our credit card debt which together is about 20k at the moment, just fyi.I feel like this is a solid plan, but I'm not too big headed to admit that I don't know everything.

Unfortunately, they do not learn and appear to bury their heads in the sand.

Sticking your head in the sand and hoping we are doing the right thing is a surefire way to get sued or go bankrupt.

I'm currently jumping head first into this community and would love to learn from more seasoned investors.

There were many challenges that came about after the inspection; from outlets that were not up to code, possible water leaks above the shower head in the ceiling, water pipes from bathroom vanity was the same as kitchen sink with no shutoffs, etc.

Even though this is a simple concept, I don't believe people can get their heads around the Market.
