If your agent will work for free with no strings attached, that tells me they are either desperate and inexperienced OR they offer a low level of service working many "clients" - either way you lose in the long run.

They are lending to people who are so desperate they will pay 16+% for the loan.

If it gets you that distraught, maybe you look at respecting or ignoring someone's opinion without discounting just so you don't come off looking like a desperate shill.
