The IRS has not established specific standards or requirements for the preparation of the cost segregation study.

With residential properties everything is easier - establishing value, financing, qualifying, finding the deals, etc.  

Companies choosing new locations look for these key factors:Metro population over 1 Million: Companies require access to a large, skilled workforce and established infrastructure.Low Crime Rates: High crime deters both businesses and residents.Low Operating Costs: Companies prefer locations with lower taxes and fewer regulations to maintain competitiveness.Low Risk of Natural Disasters: Companies avoid areas prone to natural disasters that can disrupt operations.

Goal in mind is to establish my (and soon to be wife's) primary residence/house hack whilst rebuilding reserves for future investment. 

Sounds like you've started your research on OOS investing, but the single best piece of advice I can give you is to establish a trusted investor-friendly agent who will be your boots on the ground once you decide which market you want to target.

It’s more conservative, the city itself is established, older neighborhoods, better city amenities (museums, arts/music etc), more pro sports, more hills, bigger river, has a streetcar, arguably better nightlife overall.

Build a strong brand, leverage content marketing, and establish a personal brand to attract investors and build credibility.

I wouldn’t purchase anything out of state without first getting a thorough inspection, establishing a trusted team on the ground, and having a solid exit strategy in case things don’t go as planned.

Once you use those to establish your experience (along with appropriate LLC Operating Agreements to show involvement of owning LLC) then 2025 should send you to the moon!
