For anyone who has not dealt with an abusive or manipulative person before I do not expect you to understand this feeling but it was alarming, intimidating and really was like this  person was done pretending and had now revealed their true character. 

Level up and run some numbers--maybe a different market will reveal itself. 

Then even more details came out to reveal that things are a lot worse than people had suspected and he flees the country but yet he continues to advertise and sell his products while he blames everything that went wrong on his old partner.This all seems too incredible to be real life yet I’m watching it unfold in front of me.

I hope that you got your client's permission to reveal financial information before posting on a public forum.

Sometimes a name search will also reveal things on people not usually available until the technology of today. 

Time will reveal all and hopefully (for the investor's sake) I will need to come back here in a couple years and make a few apologies. 

Im not an attorney or anything close to it but it seems a simple P&L statement that is broken down monthly could reveal the tenants not paying their rent on time enough to warrant eviction.
