I'm not a huge fan of townhomes, but the Sachse area is great.

I’m a fan of harvesting the equity to buy more and more cash flowing properties with zero out of pocket cash for down payments.

With newer notes especially, partials reduce the discount.I'm not a fan of balloons for seller financing - especially shorter than 10 years.

Cash in 2 days is good enough for me.I'm not a big fan of owning actual bonds bought from the US government.
