I always end up coming back to asking myself, do I want the lump sum cash now, which will be subject to potentially capital gains tax, or do I want to build equity over time?

As much as I love this strategy, I'd be re-deploying all of the proceeds in to long term buy and hold investments and start building a tax free nest egg for my family for generations to come. 

For the past 10 months, I’ve been doing a BRRRR house hack with my multifamily, running a mid-term rental on the second floor.I’m looking to scale up soon as I’m wrapping up the last few renovations in my unit and will be handing the keys to a lucky tenant (MTR or LTR).

Good decisions come from INFORMED decision making.

Most people that made huge amounts of money after 2008 were already investing and the right opportunities came up because they were ready.

The flip side of that coin is that if you are in the market while rates are high, there's a lot less competition.
