While still profitable, I’m exploring better opportunities and considering multifamily (MF) properties.In my search for $1M properties (with $150K–$180K down payments), I’ve found that the NOI often matches the mortgage payments, leaving little to no monthly cash flow.

This is due to the strain on cash flow from the higher rates in investment properties.

I prefer Section 8 tenants to low income cash paying tenants but there is a damn good reason why many landlords won't put voucher holders in high end properties.

I do not see why a down payment in real estate is "tricky".

To be fair, I've encountered situations where the Section 8 rent received was higher than what cash paying tenants were paying.

Because the payment is coming from the tenant, and not the surety bond provider, claims are always processed without a fight.If you are interested in considering a surety bond program, I recommend Obligo.

I have a property I’m looking at in Missouri that’s about 1,400sqft, and not sure the difference between a Cash and a Novation offer. 

Because of this, most buyers come with cash or use short term seller financing.

Looking my insurance policy it mentions that I can opt for settlement under Actual Cash Value vs Replacement Cost.
