We all know the incentives to keep this ponzi scheme, of the debt bloated fiat system that is not sustainable, going.

Do the numbers still work if your budget bloats by 30-50%?

Think 2-3 months of vacancy, perhaps scaling back any major hits to your reserve (keeping rehab costs down), and re-running numbers in a not-so-bloated economy.It could take years to recover, so make sure your deal has long term promise.

I'm a novice myself so take my suggestion with a grain of salt, but if housing prices were that bloated prior to this disaster then prices are going to plummet, and plummet hard in your neck of the woods. 

Prior to this, the demand for contractors was so bloated that rehab budgets were getting blown up 20k above what they should be simply due to demand.I do not think that this competitive sprint in the market will last forever.

Is the bloated NYS entitlement/welfare system pumping things up?

But in the zip codes im interested in, all multi-families are B-C neighborhoods, prices are slightly bloated and the market is on a upswing, as to SFR i have no idea because i was t interested in i half as much as cashflowing MFR's.

The bloated 50/50 split, 6-7% commission system needs to change.    

The strip between Hendersonville & Asheville is bloated.
