When folks start to argue one way or the other with it, there seems to be an assumption that the buyers agent does very little before or during the transaction.

Hey could also claim he was mentally ill, not of the right mindset, he could argue he did not sign the agreement someone signed it for him.

And before anyone argues what about options trading or other various ACTIVE inputs, ok, let's go there and what about other active inputs in REI, like doing a BRRR to get infinite returns...... 

I would argue that may be even more speculative of a take, but at minimum as speculative. 

I could also argue that building costs and building codes change over time.

Any underwriter will agree with you and I am not going to argue against obvious.
