I am sure everyone on BP is a saint but someone may steal the deals from right under your nose.I also think you are underestimating the closing costs.

Given the right purchase price (BIGGEST MUST HAVE) and a very solid idea of repairs since I will have inspected before, I could raise/beg/borrow/steal the repair funds especially since the expected return range would be much clearer by that point.  

We pay 10% management fee (its a STEAL) the average is 20%.

(Note: Generally a cash buyer is trying to steal the property anyway)  Make them send you a Bank Letter showing their available funds BEFORE you let them in your house!

Anyone with this information could literally just walk directly to the seller and steal the deal from me.

Well, I took his advice and bought a place at a sherrif sale maybe 2 months later..This is a nice townhouse, which only breaks even, but the community is VERY nice..I didn't steal the house, but got it about 25k under value..I have been lucky, as I have a SECTION 8 lady in it since it was purchased and she keeps it in PERFECT condition.

Grand Wally,I doubt that he will steal the appliances provided he knows that you are claiming to own them.
