(Areas around an hour or less away from D.C that people would live in)I'm sure there are people who live further in Virginia and probably commute in Northern VA or D.C.

If you are gonna say no you can say it's policy to not provide deposits back until the end of the lease and we don't make exceptions unfortunately. you also did not note but how much is the pet deposit ?

Yes. the original lender probably will not but a new lender may- there first question is gonna be what is your exit strategy so be prepared to answer that question.

A purchase you made in 2020 or 2022 would not really be thought of as a BRRRR because I'm guessing those units have been rented since then and were not just sitting vacant with you paying on those mortgages.
