I have a million questions, but for right now I am going to keep reading and learning so I can actually ask educated questions vice "how do i make money in real estate?"

As this is in the owner's name, any lean, law suit or personal judgment may be attached to the property and vice versa: Any law suit or lean from the property may be attached to other personal assets, including future salary. 

If those things are legal and they aren't causing damage to your property or a danger to others, then I see no reason to restrict it.Side note: I think it's a bad vice but it's OK because the more people spend their money on dope, the more likely they are to remain my tenants forever!

It does not matter if we have a pandemic, a new president or not, if we have 5% or 15% unemployment - that will all have some impact, but it will not change the supply and demand situation. 

David I am still on the hunt for my partner(s) so just wanted to let you know you are not alone out there. my plan of attack is going to be attending meetups, seminars, conferences etc and see who best aligns with my strategy and vice versa.

What works for me may or may not work for most others and vice versa. 

In addition, our owner and my direct boss had been Division President of a national homebuilder before starting his own company.  

Are there any major differences to consider in an agreement when renting out a room in an owner occupied home to a tenant vice a whole unit?

My vice is my phone, I am constantly attached to it and checking email, that is one reason I don't have to work as much but also distracts me quite a bit.

You can always wait for another major holiday (President's day, Feb 17?)
