You can lock in a better rate and the lender should guarantee said rate for 4 months (I am not a mortgage specialist so don't quote me on it lol). 

If it's 4 - 6 inches then that is a different problem.....I would just urge her caution until she can get a PE or foundation specialist.... out there to look

There are many mortgage specialists on this forum that can provide more detail and insight, and I'm sure you'll see some responses pop up quickly. 

We are already pre-approved for a Home Mortgage Loan but our Real Estate Agent told us we can compare the two but it just doesn't happen our agent is to slow and the New Home Century Community loan specialist too.

Finding a specialist and having a study done will be far into next year.
