I think you can get to a point where you are nickle and diming, over analyzing some of this to your detriment but on the other hand, there are a lot of terrible lenders and realtors out there. 

Now if you do enough vetting and truly find someone you like I always say stick with them, pay them quickly on the agreed upon price and do not try to nickel and dime them to death.

As a certified PM myself, I detail a plan to the contractor, and nickel and dime every cost.

@Ivan Barratt  there ya go thats HUGE in these deals... now as long as rents are consistant and your sponsor does not nickle and dime their investors to death you have a solid deal.
