Having the units updated as  @Vijay Prabhakaran had brought up will make renting the place out fairly quick. 

Very clever idea and it sounds like it was a real money maker!

If you want to make real money remember you make it when you make your purchase.

I too only checked out the property during the daylight hours (when the trouble makers were asleep).  

Also, it would mean getting a bit more expensive fridge- and one more thing to fix if the water line breaks or ice maker goes out. :( .

Especially after you get connections in your chosen market, the DIY approach can be a money maker. 

Consider it flipped around - if you're a decent person, with steady work, and not a trouble maker, how likely are you to move into a rough neighborhood given some other choice? 

But I lived that life for 3 months and it isn't unmanageable either.Here are some tips if you are living there:  goose down comforter, heavy blankets, space heaters, crockpot, microwave, electric griddle, heat water with your coffee maker to wash dishes, stand away from the shower spray and bathe more sponge bath style.  

There are other factors you want to consider if you decide to shop the coverage such as:- does the agent know the type of business your in- do they have a claims department to help if you do have a loss (company is the decision maker on claims      but a good agency can help if there is a problem.- do they fit your future plans (are you looking into different states, other types of property, flipping,      construction, etc...)Hope this helps.
