When the appraisal comes in short Fannie routinely will amend (based on my personal experience and observed others in my community) to the appraised value (within reason-- less than 10 percent reduction).

I would make a couple observations.

It's just a different animal and from my observation these lenders tend to push much more to have a larger percentage of your portfolio with them vs residential Fannie Mae/Freddie Mac residential lending guidelines.However, to be totally honest, this is a rare scenario where the above is the constraining factor to you growing and taking on these assets/projects. 

Just observations about a possible elephant that it might be worth not ignoring.

I noticed lot of homes without basement in the states but here in Canada that is very rare based on my observation.

I plan on attending 12/20 and observing, have not done any research of the items up for bid.
