My most interesting ideas are : rent out the 3 houses and by fixer upper duplexes, or sell it all and buy a couple fourplexes, and a warehouse.

Look for cities attracting big employers from other states or new factories/warehouses.

While MLS/Warehouse properties are overpriced. 

There is a huge need for more rental with warehouses like amazon, military bases and good schools.

Renters warehouse has a flat monthly fee ($89 last I used them) that worked out real well on expensive properties.

At that temperature we were iffy if we would be alive then. 

I think it's one thing to work there during the summers (I worked 40 hour weeks starting when I was 12 - I began working in the warehouse and with maintenance and worked in the office later on) but once I was out of college back in 2005 I came back home and ran a sports card wholesaling business me and a friend had started a few years prior. 

I will be surprised if the city/state government does not begin going after those landlords who warehouse.
